PUMPKINS for SALE

FALL IS HERE...cool breezes abound....and pumpkins are ablaze. This is my shameless "plug" for my church's pumpkin sale. Each year our front lawn is full of pumpkins of all shapes and colors...long neck gourds...even teeny little pumpkins. We are Memorial Drive United Methodist Church located at 12955 Memorial Drive...just west of Beltway 8...you can't miss us!! You will be happy to know that all the proceeds go towards our Youth missions.

SO...gather up the kiddies, your neighbors, your grandparents....whomever...and come pick out your table decor or your soon-to-be jackolantern!! Bring your cameras....there are lots of opportunities for fun family photos.

Summer 2010 has been difficult for home sales, to say the least. Though Houston has not experienced the devastation of huge price declines in the market the way other big cities have, it certainly has found a deep plunge in home sales this summer. July housing sales sank 26% from July 2009. The government is scratching its head trying to figure out the best way to help in this arena. They have used tax credits, mortgage modification programs, low interest rates, government backed loans and other assistance intended to keep values up and delingquent borrowers out of foreclosure. The goal was to stabilize the market until a resurgent economy created new households that demanded places to live. There are ongoing discussions about the next step...so stand by.

In the meantime, sellers are finding frustration in the market place...even though they are located well, priced well and look great. It's the nature of the beast, at the moment.

Things will turn around....it just doesnt seem to be in "our timing". Have faith. This great country has had a few "speedbumps" over the past few years, but we will come out of this in a fresh new way...and better than ever.

Houston Metropolitan area has an artic blast coming through. Please be prepared...I'm sharing the information from Texas Department of Insurance that I received from First American Title. Please take time to read through and be prepared. Beez

"Texas weather can change quickly, especially in winter. A fast-moving cold front can cause temps to drop below freezing within hours. Outdoor pipes, pipes in unheated areas and pripes that run along uninsulated exterior walls can burst if the water in them freezes and expands. This can shatter pipe seals or the pipes themselves, sending water pouring thorugh your home. You can avoid thousands of dollars of damage to your walls, ceilings, carpets and furniture by taking a few simple measures.

Before the freeze:
1. Protect faucets, outdoor pipes and exposed pipes in unheated areas by wrapping them with rags, newspaper, trash bags or plastic foam.
2. Insulate your outdoor water meter box and be sure its lid os on tight.
3. Cover any vents around your home's foundation.
4. Drain and store water hoses indoors.
5. Protect outdoor electrical pumps.
6. Drain swimming pool circulation systems or keep the pump motor running. (Run the pump motor only in a short freeze. Running the motor for long periods could damage it.)
7. Drain water sprinkler supply lines.
8. Open the cabinets under sinks in your kitchen and baths to allow heated indoor air to circulate around the water pipes.
9. Set your thermostate at a minimum temp of 55 degrees, especially when you're away for more than a day or so.
10. Let indoor faucets drip; it isn't necessary to run a stream of water.
11. Make sure you know where your home's shut-off valve is and hot to turn it on and off.
12. If you leave town, consider turning off your water at the shut-off valve while faucets are running to drain your pipes. Make sure you turn the faucets off before you turn the shut-off valve back on.
13. If you drain your pipes, contact your electric or gas utility company for insitructions on protecting your water heater.

If your Pipes Freeze:
1. If a pipe bursts and floods your home, turn the water off at the shut-off valve. Call a plumber for help if you can't find the broken pipe or it it's inaccessible. Don't turn the water back on until the pipe has been prepared.
2. If the pipe hasn't burst, that it out with an electric heating pad, hair dryer, portable space heater or towel soaked with hot water. Apply heat by slowly moving the heat source toward the coldest spot on the pipe. Never concentrate heat in one spot because cracking ice can shatter a pipe. Turn the faucet on and let it run until the pipe is thawed and water pressure returns to normal.
3. Don't use a blowtorch or other open-flame device. They are fire risks and carbon monoxide exposure risks.

If you have a Loss:
1. Contact your insurance agent or company promptly. Follow up as soon as possible with a written claim to protect your rights under Texas' promp-payment law.
2. Review your coverage. Most homeowners and renter policies pay for property repair. Most polities pay for debris removal and for additional living expenses if you have to move temporarily because of damage to your home. If you can't find your policy, ask your agent or company for a copy.
3. Homeowners policies may require you to make temporary repairs to protect your property from further damage. Your policy covers the cost of these repairs. Keep all receipts and damaged property for the adjuster to inspect. If possible, take photos or videos of the damage before making repairs. Don't make permanent repairs. An insurance company may deny a claim in you make permanent repairs before adjuster inspects the damage.
4. Most homeowner policies do not cover loss caused by freezing pipes while your home is unoccuped unless you used reasonable care to maintain heat in the building; shut off the water supply; and drain from plumbing, heating and A/C systems.

WHAT A KNOCK OUT!

Do you love a garden full of color...but you have little or no time to spend pampering the plants? Oh my gosh...you must check out Knock Out Roses! In Houston, they bloom all year long...and are a beautiful addition to your landscaping. There are different types of Knockouts....different colors....but all are low maintenance. They are disease resistant; you don't have to "dust them". Just deadhead them periodically to spur on new growth...and you will be amazed and gratified by their beauty.

When I read up on them, the article says they will grow to 3 feet. NOT! Mine are 6 feet tall...and I whack them every year!! They are great for a long bed against a fence; they are very pretty backdrop to a swimming pool.

They love the sun...in fact, prefer the sun. Yes, you'll have to water them in the 90+ degree heat in the summer.

Any of your local nurseries will carry them, and they are affordable.

SO, are ya a lazy gardener, but love to look out at pretty flowers? KNOCK OUT ROSES are your solution.

Oh my gosh....The wicked witch of the west would never have survived the water in Houston recently!! I hope you are high and dry after the torrential downpour last night.

This is a huge reminder that in Houston, even if you are not plotted into the flood plain, flood insurance is worth the money!! If you aren't in a flood plain, your flood insurance will be at a fairly minimal cost to you, and could save you tens of thousands of dollars if you do get flooded out.

When you are at the epicenter of a flood like last night, in which 12 inches of rain are dropped in a matter of hours, no drainage system is going to be able to accommodate that kind of abuse.

Please visit with your insurance agent...and let them guide you in this decision.

BRING HOME THE BUTTERFLIES

Nothing adds to the beauty of a flowering garden more than butterflies fluttering about on a warm summer day. If attracting butterflies to your garden is what you'd like to achieve, there are a few things you can do to accomplish this. Butterflies have a very keen sense of smell and can smell flowers many miles away. If the right flowers are planted in your garden, then butterflies are going to flock to it. Not only does smell attract them but colors do as well. They tend to like purple, yellow, pink and white flowers.
To attract butterflies, you will need to keep a few things in mind. Butterflies need sunshine to keep warm, and most of the flowers that attract them need sunshine, too. Make sure when you select a location for the garden that it's in a sunny area. Adding rocks and bricks for the butterflies to bask in the sun will keep the butterflies close to your yard.
When selecting your plants, choose a variety of plants so that there are always flowers blooming at all times during the summer. If you plant all of the same type flower and they bloom and die, the butterflies will leave. Here are some of the plants that attract butterflies the most
Daylily
Iris
Lavender
Milkweed
Petunia
Phlox
Asters
Butterfly bush
Heliotrope
Cosmos
Clover
Zinnia
Different breeds of butterflies will be attracted to different flowers so keeping a variety of flowers will also bring in a variety of butterflies. Butterflies need nectar to live so keeping a constant supply available will keep the butterflies in your garden all summer. They will also need water so place a plate with water on it so the butterflies can get a drink when they need it. Keep in mind that the types of flowers you select will depend on whether the butterflies begin to lay eggs and then reproduce in your garden. Watching a caterpillar transform into a butterfly is one of the most fascinating things to witness. If you have children, this can be an educational experience you can share with them.
The biggest problem people encounter when trying to attract butterflies is that some gardeners will use pesticides to control garden pests. If you're trying to attract butterflies you can't use any pesticides at all. The poison will kill the butterflies off as well as the other insects. Weed killers will also harm butterflies so avoid using them as well.
For those that live in an apartment and don't have access to a yard, you can make a window box and plant flowers for the butterflies. Because of their sharp sense of smell, the butterflies will find the flowers you plant in there even if you live higher than the first floor. Just make sure you place the window box in a sunny area, and make sure it's secured. I've known people who have had window/flower boxes on their balconies that attract butterflies as high up as the 10th floor. For an altitude like that you need to put up something as a wind shield because the butterflies wings are fragile and high winds will damage their wings.

10 THINGS EVERY REMODELING CONTRACT SHOULD INCLUDE:

The contract is a critical step in any remodeling project; it holds the job together and ensures that all parties agree to the same vision and scope. The National Association of the Remodeling Industry (http://www.nari.org/) spells out the key elements that every remodeling contract should have:

1. The contractor's name, address, phone number and license number.

2. Details on what the contractor will and will not do.

3. A list of materials for the project in your contract. This includes information about the size, color, model, brand name and product.

4. The approximate start date and completion date.

5. All required plans. Study them carefully for accuracy. Insist that you approve them and that they are identified in your written contract before any work begins.

6. Written notice of your right to, without penalty, cancel a contract within three business days of signing it.

7. Financial terms, spelled out in a way that you understand. This includes the total price, payment schedule, and any cancellation penalty.

8. A binding arbitration clause, which you'll need in the event a disagreement occurs. Arbitration may enable you to resolve disputes without costly litigation.

9. Everything you've requested. Consider the scope of the project and make sure all items you've requested are included. If you do not see a specific item in the contract, consider it not included. Never sign an incomplete contract.

10. A warranty covering materials and workmanship for a minimum of one year. The warranty must be identified as either "full" or "limited". The name and address of the party who will honor the warranty (contractor, distributor or manufacturer) must be identified. Make sure the time period for the warranty is specified.

PICK ME UP!!!

Want a quick and easy pick-me-up for your home? Painting is your answer and some smart prep work will make a huge difference in the quality of the results.
1. Get the surface ready. You want paint to glide on smoothly, so be sure the surface is clean before you begin painting. Remove any handprints, dirt or scuff marks. Lightly sand any glossy spots to avoid streaks.
2. Select a paint sheen and color. Ooolala .. so many choices! Many paint stores are making it easy to narrow down your choices by offering small trial sizes so that you can test the color at home and look for variations in daylight and night. Lighting has a big effect on the way color appears. Remember: Higher sheen paints tend to offer more durability than flat paints, so use them in high-traffic areas. Stain or low-lustre finishes offer more warmth and depth than a flat paint. Consider a high sheen on the ceiling which offers good reflection in the room.
3. Don't go CHEAP on paint! It's always tempting (especially these days) to save a buck, but it might not be worth it on paint. Painting is a big job, so you want the expense and quality to show. The Rohm and Haas Paint Quality Institute, a national painting education group, recommends purchasing high quality acrylic latex interior paint, which will go on smoothly and allow for easy soap and water cleanups.
4. Choose the right paint tools. If you're using a roller to paint, select the right length of roller nap cover for proper paint coverage. The smoother your painting surface, the shorter the nap should be. Use synthetic materials, which are made from nylon or polyester, when applying latex or water-based paints.

FIRST TIME BUYER TAX CREDIT

FIRST TIME BUYERS ARE NOW ELIGIBLE FOR AN $8000.00 TAX CREDIT if buying between 1/1/09 – 12/1/09. (The $15,000 previously proposed was lowered to $8000 and is now in effect. Also, the $8000 does NOT have to be paid back!!)

The following statement was taken from CNN News headlines.

Temporary credit for home buyers: The bill increases the size of an existing temporary and refundable first-time home buyer credit to $8,000, up from $7,500. It also removes the requirement under current law that the credit be paid back if the buyer stays in the home for at least three years. And it would extend the credit's expiration date to Dec. 1, 2009, from July 1,2009. Those eligible for this credit must purchase a home after Jan. 1, 2009, and before Dec. 1, 2009. The full credit is available to those making $75,000 or less ($150,000 for joint filers). Estimated cost: $6.6 billion.

Despite all the bad news in the media, and the statistics that tell us home sales are dismal...the bottomline is....folks still need a place to lay their heads at night. So, even in a slow market, there ARE buyers and sellers. Those homes on the market need to look great inside and out, smell great, and be priced appropriately. (Yes, location still has merit.) If we make sure that the home represents itself in the best way possible, then we are assured that when the right buyer comes along, the marriage will be made! There are some magnificent homes on the market just waiting for that new resident to call them "home". So, spiffy up those homes, if you haven't already; take a look at comparables in the marketplace....understanding that the market is a different animal this January than it was last January.

Plan costumes that are bright and reflective. Make sure that shoes fit well and that costumes are short enough to prevent tripping, entanglement or contact with flame.
Consider adding reflective tape or striping to costumes and trick-or-treat bags for greater visibility.
Secure emergency identification (name, address, phone number) discreetly within Halloween attire or on a bracelet.
Because a mask can limit or block eyesight, consider non-toxic and hypoallergenic makeup or a decorative hat as a safe alternative.
When shopping for costumes, wigs and accessories, purchase only those with a label indicating they are flame resistant.
Think twice before using simulated knives, guns or swords. If such props must be used, be certain they do not appear authentic and are soft and flexible to prevent injury.
Obtain flashlights with fresh batteries for all children and their escorts.
Plan ahead to use only battery powered lanterns or chemical lightsticks in place of candles in decorations and costumes.
This is also a great time to buy fresh batteries for your home Smoke Alarms.
Teach children their home phone number and to how call 9-1-1 (or their local emergency number) if they have an emergency or become lost. Remind them that 9-1-1 can be dialed free from any phone.

Hurricane Ike Takes The Wind Out Of Houston Area Property Sales In September

HOUSTON — (Oct. 21, 2008) — Property sales across the greater Houston area declined further in September, due largely to the widespread devastation caused by Hurricane Ike and the resulting interruption to business that included many real estate transactions. According to statistics released by the Houston Association of REALTORS® (HAR), sales of single-family homes dropped 30.2 percent for the month of September when compared to September 2007, marking the thirteenth consecutive monthly decline.
However, home values again remained the bright spot in the HAR monthly report. The average price of a single-family home rose by 4.4 percent in September to $211,660, the highest level ever for a September in Houston. The median price of a single-family home rose 5.0 percent last month to $157,500, also an all-time September high. The median price represents the figure at which half of the homes sold for more and half sold for less.Sales of all property types for September 2008 totaled 4,189, reflecting a 29.5 percent drop compared to September 2007. Total dollar volume for properties sold during the month was $857 million versus $1.2 billion one year earlier, a 28.6 percent decline.“Hurricane Ike effectively shut Houston’s real estate business down for half of September,” said Michael Levitin, HAR chairman and principal of HTownRealty.com. “Like other businesses, real estate agencies lost anywhere from a couple of days to a couple of weeks due to power outages and damage caused by the storm, and thousands of property transactions were postponed so that sellers could make repairs. Ike did, however, help accelerate transactions involving rental properties as many people sought short-term housing.” September Monthly Market Comparison Despite Ike’s rampage, the month of September brought Houston’s overall housing market mixed results when considering all listing categories. Total property sales and total dollar volume fell, however average and median single-family home sales prices continued their steady increase on a year-over-year basis.
The number of available properties, or active listings, at the end of September fell 6.6 percent from September 2007 to 50,155. That’s 2,676 fewer active listings than August 2008, and is seen as an indication that inventory levels are balanced and that home prices should remain strong.
Month-end pending sales – those listings expected to close within the next 30 days – totaled 2,583, which was 37.9 percent lower than last year and strongly suggests the likelihood of another sales decline next month. The month’s inventory of single-family homes for September came in at 6.4 months, the lowest level since April of this year. That compares to the September 2007 single-family homes inventory of 6.3 months.

Time to Buy and Sell?

Autumn is here....Ike is Out...Stock market is nuts (though as I write this blog, I'm very happy with the direction it's taken today!).....Buyers are back on the streets again. We've had some pretty quiet weeks lately, but showings are happening again. The big question with the stock market so volatile is "should we just sink our money in real estate" now rather than chance the market place. I have no crystal ball, so I'd be the last to offer you financial advice....but Houston housing seems to still be in good shape. So, if you've been considering buying and selling, now might be a good time. You can get into that new house before the holidays....and before January 1, 2009...so you can ensure you can apply for Homestead Exemption next year! Pesky Ike

As we recover from Pesky Ike's fury, we are all trying to get back to life as we knew it before he showed up! For those of you who have your homes listed, the market has been quiet as folks try to find some normalcy in their lives. I hope that within the next few weeks, we'll see a return to buyers getting back out there in their hunt for a new home. In the meantime, you will want to get your home repairs handled, yards cleaned up and insurance claims finalized. As for insurance adjustments, you'll find that the adjusters are swamped with claims, and they are trying to handle the worst case scenarios first, as it should be. So, if you have't seen an adjuster yet, it's not surprising.

Many of you have been without power (some without water). There have been yards of debris to deal with; insurance adjusters; roofers; contractors. Please be cautious as to who you hire to do your repairs. There are folks who will show up at your door, uninvited, offering to do repairs. I would caution you about hiring them without checking out their credentials and referrals. As you have often heard, "buyer beware"....this is especially true right now. If the deal sounds too good to be true, odds are that it is!
