We are Memorial Drive United Methodist Church located at 12955 Memorial Drive...just west of Beltway 8...you can't miss us!! Though Houston has not experienced the devastation of huge price declines in the market the way other big cities have, it certainly has found a deep plunge in home sales this summer.   July housing sales sank 26% from July 2009.   The government is scratching its head trying to figure out the best way to help in this arena.  They have used tax credits, mortgage modification programs, low interest rates, government backed loans and other assistance intended to keep values up and delingquent borrowers out of foreclosure.  The goal was to stabilize the market until a resurgent economy created new households that demanded places to live.  There are ongoing discussions about the next step...so stand by.&lt;br /&gt;&lt;br /&gt;In the meantime, sellers are finding frustration in the market place...even though they are located well, priced well and look great.   It's the nature of the beast, at the moment.  &lt;br /&gt;&lt;br /&gt;Things will turn around....it just doesnt seem to be in "our timing".   Have faith. Please be prepared...I'm sharing the information from Texas Department of Insurance that I received from First American Title. Please take time to read through and be prepared. Beez&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#ffff00;"&gt;"Texas weather can change quickly, especially in winter. A fast-moving cold front can cause temps to drop below freezing within hours. Outdoor pipes, pipes in unheated areas and pripes that run along uninsulated exterior walls can burst if the water in them freezes and expands. This can shatter pipe seals or the pipes themselves, sending water pouring thorugh your home. You can avoid thousands of dollars of damage to your walls, ceilings, carpets and furniture by taking a few simple measures.&lt;br /&gt;&lt;br /&gt;Before the freeze:&lt;br /&gt;1. Protect faucets, outdoor pipes and exposed pipes in unheated areas by wrapping them with rags, newspaper, trash bags or plastic foam.&lt;br /&gt;2. Insulate your outdoor water meter box and be sure its lid os on tight.&lt;br /&gt;3. Cover any vents around your home's foundation.&lt;br /&gt;4. Drain and store water hoses indoors.&lt;br /&gt;5. Protect outdoor electrical pumps.&lt;br /&gt;6. Drain swimming pool circulation systems or keep the pump motor running. (Run the pump motor only in a short freeze. Running the motor for long periods could damage it.)&lt;br /&gt;7. Drain water sprinkler supply lines.&lt;br /&gt;8. Open the cabinets under sinks in your kitchen and baths to allow heated indoor air to circulate around the water pipes.&lt;br /&gt;9. Set your thermostate at a minimum temp of 55 degrees, especially when you're away for more than a day or so.&lt;br /&gt;10. Let indoor faucets drip; it isn't necessary to run a stream of water.&lt;br /&gt;11. Make sure you know where your home's shut-off valve is and hot to turn it on and off.&lt;br /&gt;12. If you leave town, consider turning off your water at the shut-off valve while faucets are running to drain your pipes. Make sure you turn the faucets off before you turn the shut-off valve back on.&lt;br /&gt;13. If you drain your pipes, contact your electric or gas utility company for insitructions on protecting your water heater.&lt;br /&gt;&lt;br /&gt;If your Pipes Freeze:&lt;br /&gt;1. If a pipe bursts and floods your home, turn the water off at the shut-off valve. Call a plumber for help if you can't find the broken pipe or it it's inaccessible. Don't turn the water back on until the pipe has been prepared.&lt;br /&gt;2. If the pipe hasn't burst, that it out with an electric heating pad, hair dryer, portable space heater or towel soaked with hot water. Apply heat by slowly moving the heat source toward the coldest spot on the pipe. Never concentrate heat in one spot because cracking ice can shatter a pipe. Turn the faucet on and let it run until the pipe is thawed and water pressure returns to normal.&lt;br /&gt;3. Don't use a blowtorch or other open-flame device. They are fire risks and carbon monoxide exposure risks.&lt;br /&gt;&lt;br /&gt;If you have a Loss:&lt;br /&gt;1. Contact your insurance agent or company promptly. Follow up as soon as possible with a written claim to protect your rights under Texas' promp-payment law.&lt;br /&gt;2. Review your coverage. Most homeowners and renter policies pay for property repair. Most polities pay for debris removal and for additional living expenses if you have to move temporarily because of damage to your home. If you can't find your policy, ask your agent or company for a copy.&lt;br /&gt;3. Homeowners policies may require you to make temporary repairs to protect your property from further damage. Your policy covers the cost of these repairs. Keep all receipts and damaged property for the adjuster to inspect. If possible, take photos or videos of the damage before making repairs. Don't make permanent repairs. An insurance company may deny a claim in you make permanent repairs before adjuster inspects the damage.&lt;br /&gt;4. It is the most-requested column I've ever written."My odometer rolled over to 90 in August, so here is the column once more:&lt;br /&gt;&lt;/span&gt;&lt;span style="color:#ffff00;"&gt;1. Life isn't fair, but it's still good.&lt;br /&gt;2. When in doubt, just take the next small step.&lt;br /&gt;3. Life is too short to waste time hating anyone.&lt;br /&gt;4. Your job won't take care of you when you are sick. Your friends and parents will. Stay in touch.&lt;br /&gt;5. Pay off your credit cards every month.&lt;br /&gt;6. You don't have to win every argument. Agree to disagree.&lt;br /&gt;7. Cry with someone. It's more healing than crying alone.&lt;br /&gt;8. It's OK to get angry with God. He can take it.&lt;br /&gt;9. Save for retirement starting with your first paycheck.&lt;br /&gt;10. When it comes to chocolate, resistance is futile.&lt;br /&gt;11. Make peace with your past so it won't screw up the present.&lt;br /&gt;12. It's OK to let your children see you cry.&lt;br /&gt;13. Don't compare your life to others. You have no idea what their journey is all about.&lt;br /&gt;14. If a relationship has to be a secret, you shouldn't be in it.&lt;br /&gt;15. Everything can change in the blink of an eye. But don't worry; God never blinks.&lt;br /&gt;16. Take a deep breath. It calms the mind.&lt;br /&gt;17. Get rid of anything that isn't useful, beautiful or joyful.&lt;br /&gt;18. Whatever doesn't kill you really does make you stronger.&lt;br /&gt;19. It's never too late to have a happy childhood. But the second one is up to you and no one else.&lt;br /&gt;20. When it comes to going after what you love in life, don't take no for an answer.&lt;br /&gt;21. Burn the candles, use the nice sheets, wear the fancy lingerie. Don't save it for a special occasion. Today is special.&lt;br /&gt;22. Over prepare, then go with the flow.&lt;br /&gt;23. Be eccentric now. Don't wait for old age to wear purple.&lt;br /&gt;24. The most important sex organ is the brain.&lt;br /&gt;25. No one is in charge of your happiness but you.&lt;br /&gt;26. Frame every so-called disaster with these words 'In five years, will this matter?'&lt;br /&gt;27. Always choose life.&lt;br /&gt;28. Forgive everyone everything.&lt;br /&gt;29. If attracting butterflies to your garden is what you'd like to achieve, there are a few things you can do to accomplish this. Butterflies have a very keen sense of smell and can smell flowers many miles away. If the right flowers are planted in your garden, then butterflies are going to flock to it. Not only does smell attract them but colors do as well. They tend to like &lt;strong&gt;&lt;span style="color:#cc33cc;"&gt;purple&lt;/span&gt;, &lt;span style="color:#ffff00;"&gt;yellow&lt;/span&gt;, &lt;span style="color:#ffcccc;"&gt;pink&lt;/span&gt; and &lt;span style="color:#ffffff;"&gt;white&lt;/span&gt;&lt;/strong&gt; flowers.&lt;br /&gt;To attract butterflies, you will need to keep a few things in mind. Butterflies need sunshine to keep warm, and most of the flowers that attract them need sunshine, too. Make sure when you select a location for the garden that it's in a sunny area. Adding rocks and bricks for the butterflies to bask in the sun will keep the butterflies close to your yard.&lt;br /&gt;When selecting your plants, choose a variety of plants so that there are always flowers blooming at all times during the summer. If you plant all of the same type flower and they bloom and die, the butterflies will leave. Here are some of the plants that attract butterflies the most&lt;br /&gt;Daylily&lt;br /&gt;Iris&lt;br /&gt;Lavender&lt;br /&gt;Milkweed&lt;br /&gt;Petunia&lt;br /&gt;Phlox&lt;br /&gt;Asters&lt;br /&gt;Butterfly bush&lt;br /&gt;Heliotrope&lt;br /&gt;Cosmos&lt;br /&gt;Clover&lt;br /&gt;Zinnia&lt;br /&gt;Different breeds of butterflies will be attracted to different flowers so keeping a variety of flowers will also bring in a variety of butterflies. Butterflies need nectar to live so keeping a constant supply available will keep the butterflies in your garden all summer. They will also need water so place a plate with water on it so the butterflies can get a drink when they need it. Keep in mind that the types of flowers you select will depend on whether the butterflies begin to lay eggs and then reproduce in your garden. Watching a caterpillar transform into a butterfly is one of the most fascinating things to witness. If you have children, this can be an educational experience you can share with them.&lt;br /&gt;The biggest problem people encounter when trying to attract butterflies is that some gardeners will use pesticides to control garden pests. If you're trying to attract butterflies you can't use any pesticides at all. The poison will kill the butterflies off as well as the other insects. Weed killers will also harm butterflies so avoid using them as well.&lt;br /&gt;For those that live in an apartment and don't have access to a yard, you can make a window box and plant flowers for the butterflies. Because of their sharp sense of smell, the butterflies will find the flowers you plant in there even if you live higher than the first floor. Just make sure you place the window box in a sunny area, and make sure it's secured. I've known people who have had window/flower boxes on their balconies that attract butterflies as high up as the 10th floor. Source:  Houston Association of Realtors.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;HOUSTON — (Oct. 21, 2008) — Property sales across the greater Houston area declined further in September, due largely to the widespread devastation caused by Hurricane Ike and the resulting interruption to business that included many real estate transactions. According to statistics released by the Houston Association of REALTORS® (HAR), sales of single-family homes dropped 30.2 percent for the month of September when compared to September 2007, marking the thirteenth consecutive monthly decline.&lt;br /&gt;However, home values again remained the bright spot in the HAR monthly report. The average price of a single-family home rose by 4.4 percent in September to $211,660, the highest level ever for a September in Houston. The median price of a single-family home rose 5.0 percent last month to $157,500, also an all-time September high. The median price represents the figure at which half of the homes sold for more and half sold for less.Sales of all property types for September 2008 totaled 4,189, reflecting a 29.5 percent drop compared to September 2007. Total dollar volume for properties sold during the month was $857 million versus $1.2 billion one year earlier, a 28.6 percent decline.“Hurricane Ike effectively shut Houston’s real estate business down for half of September,” said Michael Levitin, HAR chairman and principal of HTownRealty.com. “Like other businesses, real estate agencies lost anywhere from a couple of days to a couple of weeks due to power outages and damage caused by the storm, and thousands of property transactions were postponed so that sellers could make repairs. Ike did, however, help accelerate transactions involving rental properties as many people sought short-term housing.” September Monthly Market Comparison Despite Ike’s rampage, the month of September brought Houston’s overall housing market mixed results when considering all listing categories. Total property sales and total dollar volume fell, however average and median single-family home sales prices continued their steady increase on a year-over-year basis.&lt;br /&gt;The number of available properties, or active listings, at the end of September fell 6.6 percent from September 2007 to 50,155. That’s 2,676 fewer active listings than August 2008, and is seen as an indication that inventory levels are balanced and that home prices should remain strong.&lt;br /&gt;Month-end pending sales – those listings expected to close within the next 30 days – totaled 2,583, which was 37.9 percent lower than last year and strongly suggests the likelihood of another sales decline next month. The month’s inventory of single-family homes for September came in at 6.4 months, the lowest level since April of this year. We've had some pretty quiet weeks lately, but showings are happening again.   The big question with the stock market so volatile is "should we just sink our money in real estate" now rather than chance the market place.  I have no crystal ball, so I'd be the last to offer you financial advice....but Houston housing seems to still be in good shape. For those of you who have your homes listed, the market has been quiet as folks try to find some normalcy in their lives.   I hope that within the next few weeks, we'll see a return to buyers getting back out there in their hunt for a new home.   In the meantime, you will want to get your home repairs handled, yards cleaned up and insurance claims finalized.  As for insurance adjustments, you'll find that the adjusters are swamped with claims, and they are trying to handle the worst case scenarios first, as it should be.  So, if you have't seen an adjuster yet, it's not surprising.&lt;br /&gt;&lt;br /&gt;Many of you have been without power (some without water).  There have been yards of debris to deal with; insurance adjusters; roofers; contractors.  Please be cautious as to who you hire to do your repairs.   There are folks who will show up at your door, uninvited, offering to do repairs.  I would caution you about hiring them without checking out their credentials and referrals.   As you have often heard, "buyer beware"....this is especially true right now.
